Wampold Companies, founded in 1981 by Mike
Wampold, has built a solid reputation of proven performance in the
areas of real estate development, construction, major capital
renovations and property management.
Our company’s Mission Statement clearly defines the

Since inception, the Company has developed, constructed and/or
performed major renovations on approximately 4,000 multi-family
housing units located throughout the state of Louisiana, including
two Section 801 Military Family Housing communities at Fort Polk,
LA. Wampold Companies currently manages and
maintains all of these communities.
In addition to multi-family housing, Wampold Companies owns and
manages over 700,000 rentable square feet of commercial office
properties which consists of four prestigious, class A office
facilities known as the Shaw Plaza Building, Chase North Tower, City Plaza, and II City Plaza. In 2001, the
company also co-developed the 707-room Astor Crown Plaza and Alexa
Hotel complex located adjacent to the French Quarter on the corner
of Bourbon Street and Canal Street in New Orleans. This property
was sold in May 2005.
In December 2005, Wampold Companies began
construction on The Crescent at University Lake Phase
I and II. The Crescent is a 165-unit luxury, mid-rise
condominium community located near the gates of Louisiana State University. The Crescent
exhibits cultural depths and diversity with a character all its
own. It is a promise of exquisite living embraced by Old World
charm and New World elegance. A private retreat influenced by
European architectural, this grand and secluded community is a
tribute to living at its very finest. Phase III, which is an
additional 122 units, is scheduled to begin construction in early
2009. Projected combined sales of all phases will exceed
$150,000,000.
II City Plaza,
another prestigious Wampold office building located in downtown
Baton Rouge, is currently under construction. It will be located
adjacent to the current City
Plaza in the heart of the Central Business District. The
proposed structure will encompass the highly visible corner of
North Boulevard and 4th Street. Construction should be completed in
January 2009.

development and construction skills and its property management
expertise allows the Company to take a long-term view toward
business relationships, the preservation of assets and its
commitment to people.
Significant Company Milestones:
1982, Rural Development Housing. Wampold
Companies began with the development of apartment
communities in rural areas of south Louisiana financed through the
Farmer’s Home
Administration. The company eventually developed and managed
seven such properties located throughout south Louisiana.
1985, Conventional Multi-family Housing. The Company began
acquiring and performing major renovations to existing conventional
multi-family apartment communities. Most, if not all, of these
properties required major structural and cosmetic renovations. The
result was a dramatic improvement in the quality of living
environment for the residents as well as to the value of each
asset. Since 1985, the company has acquired and renovated 14 such
properties. The company currently owns and manages a portfolio
consisting of over 2,500 apartment homes containing over 2.3
million square feet.
1985, Section 801 Military Family Housing. The United States Army Corp of
Engineers and Fort Polk housing
personnel selected Wampold Companies, from among 17 other
applicants to develop, finance, own, manage and maintain 600 family
housing units under the Section 801 Military Family Housing
Program.
Since this was one of the first projects of its kind, the
Company, the Corp of
Engineers and Fort Polk housing
worked closely together to finalize the development plan.
Construction began in 1986 and the project was completed ahead of
schedule. Located just outside the gates of Fort Polk, Sycamore Point and Timber Ridge
Apartments consist of 672,000 square feet within 600 apartment
homes. The two developments are situated on 134 acres allowing the
properties to have a “park-like setting”.
Over the course of our 20-year operating history with these
properties, the Company, in cooperation with Fort Polk housing
personnel, has developed efficient and effective systems and
procedures relating to housing assignments and terminations, unit
turnover maintenance, preventive maintenance programs, other
routine maintenance, quality control and capital repair projects.
In our opinion, we have forged a relationship with Fort Polk housing
personnel of mutual trust and respect. Over the years, problems
have been consistently resolved in a fair and effective manner.
1990-2008 Commercial Buildings. The company purchased and
renovated its first office building, V United Plaza, a 58,063
square-foot building located in the highly desirable United Plaza
Office Park off of Essen Lane in Baton Rouge. Later, the 166,222
square-foot City Plaza
building was acquired and renovated in 1999 and is often
acknowledged as the most prestigious office building in downtown
Baton Rouge. III United Plaza, a 60,000 square foot building, was
purchased in 2001 and, like V United, serves as the business
address for several corporate clients. In the summer of 2002,
Wampold Companies completed the construction of
Shaw Plaza, a 12-story
240,000 square-foot building. In addition to office space, the
building offers tenants a cafeteria, a fitness center, 800-car
parking garage and other ancillary services.
Chase North Tower
is a 200,000 square-foot class A office building. It was purchased
in 2003 and is regarded as one of the premier buildings on the
Baton Rouge skyline. With exceptional visibility and accessibility,
the property is located on the south side of Laurel Street between
North Fourth Street and North Fifth Street in downtown Baton
Rouge.
II City Plaza,
another prestigious downtown office building, is currently under
construction. It will be located adjacent to City Plaza in the heart of the
Central Business District. The proposed structure will be connected
to the existing building via a granite and glass breezeway and will
cover the highly visible corner of North Boulevard and 4th Street.
Adding to Baton Rouge`s most prestigious business address, II City Plaza will be a
16-story, 250,000 square-foot, Class A office building. It will
complement the existing building but will allow for significant
technological and aesthetic improvements, which one would expect
from a 21st century CBD office space. A seven story, 700 space
parking garage has been built to accommodate the tenants and
visitors of both City
Plaza and II City
Plaza.
Wampold Companies’ current commercial
portfolio consists of four Class A office buildings, including the
Shaw Plaza, Chase North Tower, City Plaza, and II City Plaza. III United Plaza
and IV United Plaza were sold in April of 2007.
